Chapter 01
A contract is a route, not a visit
A standing janitorial contract covers a building the same way every time, the same rooms in the same order, on a schedule the building can plan around. That is different from a one-off cleaning job, and it is the reason the work gets priced per building rather than per hour. The scope is the whole facility across a set number of visits, not a task list billed by the clock.
Estimates are free on every cleaning service. An estimate for a standing contract looks at the building as a whole, the floor types, the number of rooms that need daily attention, and how often the space realistically needs to be covered.

Different buildings fail differently
A school, a manufacturing plant and a surgical facility do not wear down the same way. A school takes the hardest use at entryways, gym floors and the cafeteria through the middle of the day. A plant floor picks up grease, dust and material from the work itself rather than from foot traffic. A surgical facility has to hold a standard everywhere, not only in the rooms a patient sees.

Chapter 03
Floor care sits inside the contract
A lot of janitorial contracts leave floor work to a separate vendor, so the crew vacuuming a hallway every week is not the crew that strips and refinishes it once a year, and the two schedules drift apart from each other. Floor care sits inside the same contract here, so the people maintaining a floor week to week are the ones who know when it needs stripping, waxing or burnishing rather than one more pass with a mop.
That is what keeps a building from the slow slide where a floor looks fine for months and then needs a full restoration all at once.
Escalators and the surfaces nobody lists
Escalator cleaning is not the same job as vacuuming a stair. Treads, comb plates and handrails collect grit and debris that a general cleaning pass does not reach, and it is exactly the kind of surface that gets left off a standard contract because nobody puts it on the checklist.
Escalator cleaning is part of the janitorial scope here, along with the other surfaces that fall between rooms, stairwells, loading docks and entry mats, covered on the same visit rather than flagged as an extra.
