Chapter 01
The floor tells you which process it needs
VCT takes strip and wax. Terrazzo and concrete get polished rather than waxed. Epoxy and painted floors get scrubbed, not stripped, because stripper attacks the coating instead of lifting it.
Treating every floor the same way is the most common mistake in this trade, and it is usually the coating that pays for it, not the crew.

Stripping, then finish, then burnish
Old finish and embedded soil come off first. Skip that step and every coat that follows is going down over dirt, which is why the sequence matters more than the number of coats.
Finish goes on thin and even in multiple coats. Burnishing is the last step, and it is what actually produces the gloss. More product does not substitute for it.
Chapter 03
Traffic lanes go dull before the room does
A hallway or an aisle wears down long before the rest of the floor looks tired, because that is where the feet and the carts go.
Scheduled scrubbing and burnishing between full strips is what keeps those lanes from dragging the whole floor into a full restoration every year.
Working around a building that is open
Most of this work happens in a corridor, a store or an office that is still in use, so the floor gets sectioned off and worked in stages rather than closed all at once.
One lane cures while the next is stripped, and the building keeps moving.
