Two methods, two jobs
Hot water extraction is the deep clean. It is the right call for soil that has worked its way down into the pile and for odor that a surface pass will not touch.
Encapsulation is the maintenance clean between extractions. It keeps a carpet presentable without pulling the building's carpet program off schedule, and knowing which job a carpet needs on a given visit is most of the work.

Why encapsulation dries in about an hour
Very little water goes down with encapsulation, so there is no saturated backing left behind and no standing moisture for mold to start in.
That is also why the floor goes back into service the same day. A lobby or a hallway does not need to be closed off and dried overnight.
Chapter 03
Traffic lanes, spots and odor are three different problems
A traffic lane is soil ground into the pile over months. A spot is a single event. Odor can come from either one, or from something that never showed as a visible stain at all.
They do not all respond to the same treatment, which is why the method gets matched to what is actually on the carpet rather than run the same way every time.
Upholstery and fabric
Most of the fabrics used in commercial furniture get cleaned alongside the carpet on the same visit, so a lobby or a waiting room comes back looking consistent rather than having the carpet done and the chairs left as they were.
